Toronto flat roof leaking drain repair

A Toronto client's flat roof was leaking during rains.  During a roof inspection we noticed the rubber membrane around the drain was loose and lifting.  We suspected water rushing towards the drain was running under the membrane.  We repaired the area by applying a SBS 250 cap membrane patch.

Many downtown Toronto and Oakville homes are situated in areas surrounded by tall trees, thus leaf clogged eavestroughs, gutters and downspouts are inevitable without the Smart ScreenTM gutter protection system

Here is something we came across this past winter in Cabbagetown Toronto, heating cables which were clearly not working because they had not been installed into the downspout and eavestrough.  The previous contractor had stuffed them in the drain pipe and caused blockage of the downspout and overflow of the eavestrough. Very often we encounter that the door step has not been appropriately sealed and flashed and is therefore leaking, as was the case with out client’s home in the the downtown Toronto Annex neighbourhood.

Leaking chimney flashing

Here is an example of an inappropriate installation of a chimney flashing on a sloped roof that is sure to leak.  When we examined the client's roof we easily spotted this inappropriate installation as the tall cone chimney flashing was installed over the shingles.
